What we run into on Etobicoke HVAC calls

Etobicoke is immediately east of us across Etobicoke Creek, which makes it one of the quickest areas for us to reach. It also has some of the oldest housing stock we work in, and that shapes almost every job.

Mimico, New Toronto and Long Branch

The lakeshore strip is largely pre-war and post-war housing on narrow lots. Expect smaller mechanical spaces, older gas piping, and systems that have been replaced piecemeal over decades rather than all at once. Chimney-vented equipment is still in service in plenty of these homes, and as with the older Mississauga lakeshore, taking a furnace off a shared chimney has knock-on effects for whatever else is venting into it. Narrow side yards also constrain where a high-efficiency furnace can terminate, which is a siting question worth settling early.

The Kingsway, Princess Gardens and Markland Wood

The Kingsway and Princess Gardens are largely 1920s to 1940s and the homes are substantial, frequently with converted attics and finished basements added since. Markland Wood, Eringate and Richview are 1960s and 70s. In both groups the recurring theme is a house that has grown while its ductwork has not, so the far rooms never satisfy the thermostat and the system runs constantly trying to get there.

My Etobicoke house still has a furnace venting into the chimney. Is that a problem?

It is not automatically unsafe, but it does need checking, and it changes what a replacement involves. A modern condensing furnace vents in PVC through a side wall, so it comes off the chimney entirely. If a water heater is also venting into that chimney, removing the furnace can leave the chimney oversized for the water heater on its own, which has to be corrected as part of the same job.
