Etobicoke is immediately east of us across Etobicoke Creek, which makes it one of the quickest areas for us to reach. It also has some of the oldest housing stock we work in, and that shapes almost every job.
The lakeshore strip is largely pre-war and post-war housing on narrow lots. Expect smaller mechanical spaces, older gas piping, and systems that have been replaced piecemeal over decades rather than all at once. Chimney-vented equipment is still in service in plenty of these homes, and as with the older Mississauga lakeshore, taking a furnace off a shared chimney has knock-on effects for whatever else is venting into it. Narrow side yards also constrain where a high-efficiency furnace can terminate, which is a siting question worth settling early.
The Kingsway and Princess Gardens are largely 1920s to 1940s and the homes are substantial, frequently with converted attics and finished basements added since. Markland Wood, Eringate and Richview are 1960s and 70s. In both groups the recurring theme is a house that has grown while its ductwork has not, so the far rooms never satisfy the thermostat and the system runs constantly trying to get there.
Older homes mean older gas piping and older venting, and that is regulated work: fuel-burning appliances in Ontario fall under the Technical Standards and Safety Authority. Where we find piping that has been extended over the years without the load being recalculated, we will tell you, because adding an appliance to a line sized for what was already on it starves all of them. Our air conditioning diagnostic is $165 + HST and calls are answered 24 hours a day.

All of it — Mimico, New Toronto, Long Branch, Alderwood, The Kingsway, Princess Gardens, Islington, Markland Wood, Eringate, Richview and Rexdale. Etobicoke is directly east of our Mississauga shop across Etobicoke Creek, so it is one of the faster areas for us to reach.
It is not automatically unsafe, but it does need checking, and it changes what a replacement involves. A modern condensing furnace vents in PVC through a side wall, so it comes off the chimney entirely. If a water heater is also venting into that chimney, removing the furnace can leave the chimney oversized for the water heater on its own, which has to be corrected as part of the same job.
Yes, and the first step is recalculating the load rather than teeing into what is there. In houses where appliances have been added over several decades, the existing pipe is often already at its limit. Gas piping is regulated by the Technical Standards and Safety Authority and most municipalities require a permit and inspection.
Gas work in Ontario is regulated province-wide by the Technical Standards and Safety Authority, so the same licensing and inspection rules apply in Etobicoke as everywhere else in the province. Furnace, boiler, water heater and gas line work is done to those standards and permitted where the municipality requires it.
Yes, plus boilers, tank and tankless water heaters, heat pumps, ductless mini splits, ductwork, thermostats and indoor air quality equipment. Commercial rooftop units and maintenance plans as well.

Before choosing a company for cleaning the AC evaporator coil, I did a search and found many reviews with positive comments from happy and satisfied customers.
