That matters more than it sounds: Mississauga is large and its housing was not built all at once, so what is sitting in the basement changes considerably depending on which part of the city you are in.

The 1990s and 2000s subdivisions

Churchill Meadows, Lisgar, Central Erin Mills, Meadowvale and Streetsville’s newer edges went up largely between the late 1980s and the mid 2000s. The original high-efficiency furnaces and air conditioners in those homes are now twenty to thirty years old, which is squarely replacement territory. What we see most often here is a system that still runs but has started needing a repair every season, and an evaporator coil that is the same age as the furnace it sits in. That is the point at which repeated repairs stop making financial sense.

The older lakeshore neighbourhoods

Port Credit, Lorne Park, Mineola, Clarkson and Lakeview are a different problem entirely. A lot of that stock predates 1960, and much of it has been added to, finished or converted since. Additions built off the original trunk are the usual reason one room never gets warm, and mid-efficiency units vented into a masonry chimney still turn up. Those need a careful look at venting before anything is replaced, because swapping to a condensing furnace changes how the whole chimney behaves — particularly where a water heater is sharing it.

Cooksville, Applewood, Dixie and Malton

These are largely 1960s and 1970s builds with ductwork sized for the equipment of the day. Undersized returns are common, and they quietly limit what any new system can deliver. Where we find that, we say so before quoting a bigger furnace, because a larger unit on a restricted return does not fix the cold room — it just runs harder and wears out sooner.
