What does a full system inspection actually cover?

The heating and cooling equipment, the venting, the gas connections where applicable, the ductwork and airflow, the thermostat and the controls, plus safety checks on combustion and the heat exchanger. You get the findings written down rather than delivered verbally at the door.

How long does an inspection take?

Allow a couple of hours for a full system. Rushing it is how things get missed, particularly on the combustion and heat-exchanger side.

When is the best time to book one?

Before the season you are about to depend on. Heating gets checked in late summer and autumn, cooling in spring. Finding a problem in October is a great deal cheaper and less stressful than finding it in January.

I'm buying a house. Is this the same as a home inspection?

No. A home inspector looks at the whole building and typically reports the HVAC at a high level. This is a trade inspection of the heating and cooling systems specifically, which is why buyers often book one after a general inspection flags the age of the equipment.

Will you try to sell me a new system?

You get the condition of what you have and what it needs. Where replacement is genuinely the better value we will say so and show you the numbers, and where a repair is the right call we will say that too.

Is the heat exchanger checked?

Yes. On a gas furnace that is one of the most important parts of the inspection, because a compromised heat exchanger is a carbon monoxide risk rather than a performance problem.
