Ravine Lots
Living on a ravine or the Credit River.
A treed ravine lot is beautiful. It is also hard on outdoor equipment and on basement air. Here is what we watch for.
A level pad on a sloped lot
On a slope, the pad under the outdoor unit can settle and tilt. A tilted unit strains its pipes and drains poorly. We check the pad when we service the AC.
Damp walkout basements
Many ravine homes have a walkout basement. Summer air off the valley can feel damp down there. An AC sized right pulls water out of the air as it cools. Our guide on indoor humidity shows the target.
Vents on the downhill wall
High efficiency furnaces vent out a side wall. Snow can drift against it on a sloped lot. Keep the vent clear. If the CO alarm goes off, get everyone out and call 911.

Split Levels
Long duct runs and the room that never warms up.
In a split level or a long ranch home, the furnace sits at one end. The rooms at the end of the longest runs get the least air.
- The room over the garage. Cold floor in winter, hot in summer
- The far bedroom. The last vent on a long run
- The top level. Heat rises there, so it runs hot in summer
How we fix it
- We measure the airflow at each vent first, so we fix the real cause
- We balance the dampers in the ducts so more air reaches the far rooms
- We add a return in rooms that have none. Air cannot come in if it has no way out
- We run a new branch, or add a ductless unit for one stubborn room

Our Erindale furnace is over 20 years old. Repair or replace?
If it needs one small part and has been reliable, a repair can make sense. If it has needed repairs two winters in a row, price a new one. We give you both numbers.
Should we replace the furnace and AC at the same time in Erindale?
If they are about the same age, usually yes. The indoor coil belongs to the AC and is matched to the outdoor unit. Doing both at once means one job and a matched system.
How do I keep leaves out of my AC on a ravine lot?
Keep a clear space of about two feet around the outdoor unit. Rinse the fins gently with a hose in spring. Do not cover it tight in summer. A yearly AC tune-up cleans the coil properly.
Why is the room over our garage always cold?
It sits over an unheated space and is often at the end of a long duct run. Balancing the dampers, adding a return or running a new duct usually helps. A ductless unit is another option.
Our ravine house has a damp walkout basement. Can the AC help?
A properly sized AC removes some moisture as it cools. An oversized one shuts off too fast to do much. We check the sizing and airflow and tell you if a whole-home dehumidifier is worth adding. We install those too.
